Purchase equity in an investment fund designed to acquire undervalued property with the intent of converting them to legal short-term rentals.
Preferred Cash-Flow Returns
We offer an 8% preferred cash-flow return after the stabilization of the project.
Targeted Project Returns
Based on financial projections we are targeting a 20% return on investment after accounting for appreciation, principal and cash-flows.

What You Pay
We collect our fees transparently in two different ways:
We are entitled to any returns that exceed the preferred cash-flow as well as 50% of any returns that exceed the targeted project return.
Additionally we make a modest profit on our 15% ongoing management fees and varying cleaning rates. Standard rates range from 25-35%.
We offer flexible investment opportunities with deep transparency, not a one-size-fits-all model.

Investment
Details
Projects start at 1.5M
Our projects start at 1.5M using a combination of low-interest 30 year fixed-rate
bank debt and investment equity.
Minimum of $100k
A minimum investment of $100k in equity is required.
Purchase up to 100% of project shares
Each project will be divided into equal shares. Investors will
be given the opportunity to purchase up to 100% of project shares.
Option to choose partners
Investors are welcome to recommend their own partners.
Guarantor Requirement
An option to have investors listed as a guarantor on the project loan is required if deemed necessary by the lender.
